Please provide us with your email address so that we can get you set up with a web account. Email or text it to rob@smalltownselfstorage.co / (443) 297-7965, as soon as possible. Once you provide us with your email address we will email you your account information so that you are able to log in and manage your account online, from the website.
Once your account is set up you will be able to access and manage it by going to smalltownselfstorage.co and clicking on the red 'Make a payment/Login' button at the top right corner of the page.
New Payment Methods and Payment Related Information
The following forms of payment will be accepted:
Electronic payment via credit card or ACH (bank account) through your web-based tenant account, accessible from our website.
Checks sent to the mailing address listed above will be accepted, temporarily, until an account has been set up for you online. Checks should be made out to 35 Arnold Ln, LLC. Checks will not be accepted starting in April (i.e. March's rent payment will be the last month checks are accepted as a form of payment)
Additional important payment information:
Rent payments are due on the 1st of every month, with a 5 day grace period. If your payment hasn't been received by the 5th, it will be considered late on day 6 and a $15 late fee will be added to your account balance.
Since we've taken a while to get this information to you there will be a 1 month grace period for the month of February. During this period a late fee will not be charged to your account if a payment is not received by the 5th. We will begin charging late fees in March if payments are not received by the 5th.
Rent Increases
We will honor the previous management's rental rates through March 2022. Beginning April 2022 all unit rent prices will be increased by 50% of the difference between the current rent and area market rent. Beginning June 2022 all unit prices will be increased by the remaining 50% to match area market rents. See the pricing schedule below.
We know that no one is ever excited about increases, but our expenses are considerably higher than the previous owner's. In addition, we would like to re-invest in improvements to the building and surrounding property. Thank you for understanding.

Rental Agreement
We will be sending out a notice with a link to the rental agreement that is required to be signed by all tenants. Please keep an eye out for this.
Suggestions for Improvements
We will be making improvements around the facility throughout the year and beyond. If you have any suggestions for improvements or know of anything that is in need of attention or repair, please let us know. Suggestions for additional services (e.g. trailer, RV, truck storage, U-haul truck rentals).
